The difference between the two candidates is Trump doesn't single out certain groups, leaving others out in the cold. X amount of first time bome buyers, student loans,reperations etc. Interest rates are blanket coverage. Doing the things Harris wants to do is discriminating towards those left out.

Best thing to do is to stop suppressing rates. Let them go up. That will put pressure on housing and slow inflation. It may also put alot of pressure on the stock market and we may get a pretty big correction (so be it to save the dollar).
I would also put restrictions on foreign buyers (have to be a legal resident to buy a property here) and restrictions on investors/flippers.
Make it illegal for anyone in congress to buy or trade stocks also.

Who is building the houses? Granted my experience is solely related to my area but all the trades are heavily dependent on legal and illegal workers. Especially at the wages they pay.

American workers will be building the houses , constructions based jobs pay pretty well if you are the skilled labor ....we wont need as many new homes once 20 million illegals are no longer here... here in the northeast we didnt have a migrant construction workforce until 3 years ago and things went just fine ..... these Migrants are performing some pretty shitty work anyways ...
example the house across the road from me went on the market 2 years ago and it has a concrete front porch that sits about 3 feet above ground level but did not have railing around it .... they hired migrants to come put railing on that porch they came in an suv with a bunch of 2x4s a hammer and nails and a chain saw and that is how they attached the railing .... it looked like hell and was not strong enough to do anything let alone hold a human from falling off the edge ... the very first thing the new owners did (Before they moved anything in) was to rip down the railing..... it not only looks 1000x better without the railing but it no longer gives anyone a false sense of security .....

That is interesting. Very different from my experiences. Here (my part of the Midwest) almost all trades are absolutely dependent on non-English as a first language workers for unskilled and semi-skilled labor. It gets a bit more broad when you start getting into the skilled trades. Limited experience in the Southeast and no one on the housing build site spoke English as a primary language. I understand that using English as a stand in for immigration status is wildly inaccurate and kind of off base -- but it is what we have for the moment. In both the Midwest and the Southeast I have had owners of the trade business tell me that they are absolutely dependent on immigrant labor. Indicated that they can not find "local boys" who will show up consistently sober and do the same work. Again...this is just my anecdotal experiences over the last 10-15 years in two places.
This is not a defense or justification of this or that immigration policy. Just a prediction that IF deportations are carried out at the levels that have been promised, home prices and trade work prices will go up. The increased labor cost will be passed on to the consumer. It always is.
As to the quality of the work....that is a problem and has been for some time everywhere I go and with everyone I talk to. In my area you can now get away with partition walls only being studded every 24 inches. I am a small dude and I can make the entire wall move. We had the "gold standard" of local remodel companies do some work on the house a few years ago. Luckily the "bones" of the project were done right....that had to pass inspection....but the finishes? Lick and a promise. Wife and I had to go back through and make it right.
My house is 70+ years old and despite it needing constant fixing up and wanting more space....we are hesitant to move because anything built more recently is total crap. No one cares. Just make it look nice in pictures and sell it for an inflated price. Who cares if the insulation is crap, the fixtures are all cheap and won't last....wish I knew enough to just build an entire house myself....only way to get it right...anyways.....I've now crossed over into grumpy old man ranting....
We just built our house (2nd one we've had built) and it's wasn't even close to what you describe with your experience.
What you do if you're building is get a highly recommended contractor that works hand in hand with you. You walk through the building site weekly if not daily. If you see something you don't like let it be known and have it corrected before it's too late. You pick out your own fixtures, usually you have an allowance to do so. Same with appliances, flooring, and so on.
And if there is something you can do that saves money with sweat equity do so. No matter how small you think it is, it saves a few $ here and there. Even just cleanups help.
Mainly if you want things done a certain way MAKE IT KNOWN and stay on top of it.

Yeah. No disagreements here. Precisely how close friends and family have gotten the results they wanted.
Unfortunately, much of the inventory for sale in my area is already built out and you can have this one or that one. Getting into the situation you are describing is ideal but not easy to find until the existing inventory gets sold down. Many developers are not building new units until they unload the ones they get caught holding onto when the local market slowed.
we cant forget in all of this that those illegals (20 million or so of them) are living someone and once they are deported those places are now vacant for rent/lease/sale so housing supply will be up and demand will be down and consequently that will be reflected in the cost of such

If you want to fix the housing crisis:
1. Eliminate cap gains taxes on investment properties which will increase the velocity of resales.
2. Allow current mortgages to be modified for fee and make them transferrable to the next buyer. Good if it's low interest.
